Median Woburn Sale Price Holds At $775,000 Despite $4 Million Outlier

WOBURN -- Seventeen residential and commercial deeds recorded in Woburn over the past month ranged from a $375,000 sale to a $4 million commercial property transfer, with only about half of all transactions disclosing a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Woburn between June 19 and July 18, with sale prices disclosed on 9 of them. Disclosed prices ranged from $375,000 to $4,000,000, with a median of $775,000. Of the nine disclosed sales, six fell between $575,000 and $850,000, giving the median a cluster of support rather than resting on outliers alone. Without comparable figures from prior months, this dataset alone does not establish whether 17 recorded transfers represents an active or quiet stretch for the city; notably, eight of the 17 deeds -- nearly half -- carried no disclosed consideration, a pattern consistent with family or trust transfers rather than open-market sales.

TOP SALES The period's largest transaction was a $4,000,000 sale at 17 Commerce Way, transferred from Plamen Gorchev and Lindsey Gorchev, as trustees, to Arista Commerce LLC, recorded June 24. A unit at 299 Lexington St, Unit 75, sold for $1,100,000, transferring from the Janice M. Koss Revocable Trust to Nanette J. Shanahan, as trustee, recorded June 23. A condo at 104 Eastern Ave, Unit 104, sold for $850,000, with Jesse Cammarata and David Gilgun selling to Eric Kim, recorded June 24. The single-family property at 10 Burlwood Lane sold for $830,000, with Robert L. Lagace and Seraphina A. Legace selling to Burlwood Lane LLC, recorded June 22. Rounding out the top five, 11 Beacon St sold for $775,000, with Anne Elizabeth M. Norris selling to Steven Patrick Glaser, recorded June 26.

NEIGHBORHOOD BREAKDOWN Two streets saw multiple transactions during the period. Eastern Avenue recorded two deeds: the $850,000 condo sale at 104 Eastern Ave, Unit 104, and a transfer at 118 Eastern Ave with no price disclosed. Lexington Street also recorded two deeds: the $1,100,000 condo sale at 299 Lexington St, Unit 75, and a transfer at 182 Lexington St with no price disclosed. Among the nine sales with disclosed prices, one fell under $500,000 (the $375,000 sale), six fell between $500,000 and $1 million, and two exceeded $1 million.

MARKET NOTES The disclosed sales included a mix of property types: three condominium units (104 Eastern Ave Unit 104, 299 Lexington St Unit 75, and 305 Salem St Unit 203) alongside single-family addresses, plus the $4 million Commerce Way property, whose address, price and LLC buyer distinguish it in character from the residential sales that otherwise dominated the period. Two disclosed sales involved LLC buyers rather than individuals: Arista Commerce LLC at 17 Commerce Way and Burlwood Lane LLC at 10 Burlwood Lane. Among the eight transfers without a disclosed price, six show the same or closely related family names on both the grantor and grantee sides -- at 118 Eastern Ave, 71 Burlington St, 33 Sherman Pl, 8 Lakeview Ter, 10 Kosciusko St and 182 Lexington St -- consistent with transfers into a family trust or between family members rather than arm's-length sales. The registry data does not indicate the reasons behind these transfers. The remaining two undisclosed-price deeds, at 28 West St and 45 Merrimac St Unit 16A, involved different-named parties and, in the case of Unit 16A, a corporate seller, A Property Management LLC.
