Woburn deed data shows $635,000 gap between high and low sales in late-summer stretch

The South Middlesex Registry of Deeds recorded 18 Woburn property transfers between July 17 and August 15. Nine sales disclosed a price, ranging from $415,000 to $1,050,000, with a median of $720,000. The period's top sale was 5 Vine Brook Way, Unit 5, which sold for $1,050,000 on July 23. Two Caspian Circle condo units, sold by the same developer, also ranked among the highest-priced transactions. Eight of the 18 recorded deeds involved transfers within families or into trusts, none with a disclosed price, meaning more than half of this period's recorded activity falls outside typical open-market pricing data.
